This Privacy Policy explains how SCS Summit Construction Services LLC ("we," "us," or "our"), which operates Chapter13Leads (the "Service" ) at chapter13leads.com, collects, uses, and protects information about visitors and subscribers. It applies to the Chapter13Leads website and to the email and SMS messages we send.

1. Information We Collect

We collect only what we need to operate the Service:

Account information — your email address, the metro market and subscription tier you select, and any add-on counties you choose.
Mobile phone number — only if you choose to provide one. The mobile number field at signup is optional.
SMS consent records — if you opt in to text messages, we record that you consented, the date and time of your consent, the mobile number you provided, and the exact wording of the consent language you agreed to.
Billing information — processed by Stripe, our payment processor. We do not receive or store your full card number.
Technical data — standard server logs such as IP address, browser type, and pages requested, used to keep the Service secure and working.

2. How We Use Your Information

We use the information above to:

Create and administer your account and subscription.
Deliver the daily lead packs and other materials you subscribe to.
Send account and service notifications, such as trial reminders, billing confirmations, and delivery notices.
Send SMS alerts about new leads matching your filters and account activity, but only if you expressly opted in.
Respond to your support requests.
Detect and prevent fraud, abuse, and duplicate trial signups.
Comply with our legal obligations.

3. SMS / Text Messaging Program

Providing a mobile number and opting in to SMS is entirely optional and is not required to create an account or to use any part of the Service. If you do opt in:

Who receives messages: only subscribers who checked the SMS consent box at signup and supplied a mobile number.
What we send: new-lead alerts matching the filters on your account, and account notifications such as trial and billing reminders.
Message frequency varies.
Message and data rates may apply. Your mobile carrier's standard rates apply to messages you send and receive.
To opt out, reply STOP to any message from us. You will receive one confirmation message and then no further texts.

Carriers are not liable for delayed or undelivered messages.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes.

Text messaging originator opt-in data and consent are not shared with any third party except the messaging service provider that transmits the messages on our behalf, and that provider may use the information only to deliver our messages.

4. We Do Not Sell Your Data

We do not sell, rent, or trade your personal information. We share information only with service providers who help us run the Service and only to the extent they need it to do so — for example, Stripe for payment processing, our email delivery provider, and our SMS provider. These providers are contractually limited to using the information to provide services to us. We may also disclose information if required by law, subpoena, or valid legal process, or to protect our legal rights.

The lead data we sell as a product is compiled from public records and third-party data providers. It is separate from the account information described in this policy, and your account information is never included in it.

5. Data Retention

We keep account information for as long as your account is active and afterward as needed to meet legal, tax, and accounting obligations, and to enforce our one-trial-per-customer policy. SMS consent and opt-out records are retained for at least four years after the consent or opt-out, as required to demonstrate compliance with telemarketing and messaging regulations.

6. Security

We use industry-standard safeguards, including encryption in transit, to protect your information. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

7. Your Choices

SMS: reply STOP to any message to stop texts at any time.
Email: use the unsubscribe link in any marketing email. Transactional messages about your account and billing will continue while your account is open.
Access, correction, and deletion: email us to request a copy of your information, correct it, or close your account and delete it, subject to the retention periods above.

8. Children's Privacy

The Service is a business-to-business product and is not directed to anyone under 18. We do not knowingly collect information from children.

9. Changes to This Policy

We may update this Privacy Policy from time to time. The "Last updated" date above reflects the most recent revision. Material changes to how we handle your information will be communicated to subscribers by email.
